The Lime Workplace team is looking for a talented Workplace Associate for the North America & APAC regions. In this role, you are an integral part of the Workplace team as you will own Lime’s real estate portfolio and spearhead Workplace related projects. You should be very detail oriented and have experience with lease negotiation, property administration and the real estate lifecycle from beginning to end across multiple markets. The ideal candidate should also have experience with managing multiple stakeholders, as well as familiarity with operational Facility Management. You will help to further professionalize our team and take us to the next level!

This can be a remote position as long as you are based in North America.

What You’ll Do:

  • Own the lease administration process for the North America & APAC regions and ensure timely rent payments in collaboration with our Finance department
  • Act as POC for Lime’s landlords
  • Serve as a crucial member of the Workplace team by supporting and streamlining Facility Management related processes and ensuring that facilities become operational
  • Support and spearhead different projects within Lime
  • Track rent, deposits, refunds, rent escalation costs in detail, including working with Finance and Accounting on reconciliation of invoices; initiate purchase requisitions
  • Coordinate contract finalization and execution and maintain files
  • Process lease executions
  • Provide analytical support to Real Estate Manager, developing and enhancing presentations in PPT and Google Slides
  • Run reports to track monthly site count and square footage data, creating graphical depictions of the data
  • Run portfolio reports on a regular basis, monitoring critical lease dates
  • Receive monthly rent schedules using Coupa, ensuring accuracy with accounts payable and landlords; resolve any discrepancies
  • Ensure that all leases are abstracted with complete accuracy and entered into the lease database, including involvement in auditing lease database
  • Maintain lease files, keeping all documents organized and included in the lease database
  • Reconcile operating expense information provided by landlords; add to lease database and rent schedules
  • Draft lease correspondence and notices, address and resolve landlord/tenant payment issues, monitor leases/amendments for rent initiation, operating expense changes, changes in ownership, alternation consent and lease termination
  • Ensure that security deposits are received at the end of leases
  • Assist the Workplace Facilities team in resolution of day to day lease issues and questions from landlords, AP, Finance, and other stakeholders
  • Work with Treasury and Finance to provide updates to the Statement of Values for insurance
  • Obtain Certificates of Insurance from subtenantsTrack expiration dates of COI’s and ensure up to date COI’s are sent to landlords
  • Track expiration dates of COI’s and ensure up to date COI’s are sent to landlords

About You:

  • Bachelor’s degree in business administration or equivalent experience/certification
  • 3+ years of commercial real estate project management experience preferably in industrial/flex development and leasing
  • Excellent verbal and written communications skills with the ability to work across internal and external organizations
  • Detail-oriented multitasker
  • Strong stakeholder management skills
  • Ability to manage multiple requests and work in a fast-paced environment
